The integrated management of projects spreads through all the stages of the project. Invercrea becomes the main consultant of your customer, assuming all the functions, consultancy, coordination and supervision and focusing on the eventual success of the project as established by the goals defined by our Customer.
We believe the Project manager should be the first consultant to incorporate to the project so that he can offer support on setting targets and defining concept as well as on the selection and engagement of the design teams.

CONSTRUCTION and CONTRACTING INTEGRATED MANAGEMENT starts with the principles and activities described in the INTEGRATED PROJECT MANAGEMENT, developing in detail the activities related to a project’s contracting and execution.
The construction manager will organize, coordinate and supervise construction contracting and execution, acting on behalf of his Client with contractors and suppliers working on site.
The construction contracting process starts by creating contracting packages, solicitation of proposals for the different lots, analysis and like-for-like comparisons of the proposals, and awards of proposals.
Once the proposals have been awarded, the objective total execution budget is drawn up and it will become the basis for the project’s economic control.
These contractors and suppliers are directly engaged by the Owner with the coordination and management of INVERCREA, who will also elaborate the specific contracts on his behalf, direct and organize the execution of the project, and provide an expert technical team in the field.
The cost of these services will be fixed and can be proportionate to the construction costs of the project.
The Owner has got maximum control of the project execution through INVERCREA, thus achieving total certainty about costs and deadlines from the beginning, reducing contractual risks and preventing lowering of standards. This implies significant savings as we avoid the costs and margins that general contractors apply to subcontractors and suppliers, who physically execute the project. This way we keep direct control on the management of overhead costs of execution.
Contracting packages also allow simultaneous processes of project design and execution, which helps optimize the overall schedule and keep great flexibility for decision-making in favour of the Owner.
Supervision of project development and schedule control services are included and are essential in the project management. However, as these services can be independent from any others, we offer them separately so that the client can incorporate them to his already existing teams which do not necessarily require the full extent of a project management.
